- Interactive map: Buyers can visually explore properties by location

- Unique QR codes per listing: Each property gets its own QR code you can print and share — perfect for "For Sale" signs, business cards, or social media
- Realtor dashboard: Manage your listings, leads, and stats in one place

How to publish a property
1. Click "Sell / Rent"
From the main menu, click "Sell / Rent". This takes you to the listing submission form.
2. Pin the property on the map
The first thing you'll see is an interactive map. Drag the pin to the exact location of your property, or use "Use my location" if you're on-site. Precise location is key for buyers to find your property.
3. Fill in the basic details
The form asks for essential information: country, state, city, bedrooms (up to 10+), bathrooms, area in m² (land + built separately), year built (optional but powerful — "renovated 2024" is a strong selling angle), an attractive title, price in USD, operation type (sale or rent), and property type.
4. Add description and amenities
Mark applicable amenities (WiFi, pool, parking, 24h security, etc.). After marking, you'll see a new field: "Highlight in title" where you pick 1-2 amenities (max 2) the AI will use as the main angle for your titles.
Tualero generates the title and description automatically with AI:
- Tone: formal (luxury/investment), standard (recommended), or casual (Airbnb/vacation)
- Length: short (~500 chars), standard (~1200 chars), or long (~1750 chars)
- Hints: free-form text where you give the AI context the form doesn't capture (e.g. "professional neighbors", "quiet after 9 PM", "renovated 2024"). The AI weaves these into the copy.
- "Review and improve": if you edit the AI-generated description, a secondary button appears so the AI can polish your edits while keeping your changes.

Add YouTube or TikTok video tours if available — listings with video generate much more interest.
5. Upload quality photos
Photos sell properties. Quick tips:
- Min 8 photos, ideal 12-15
- Use golden hour (6:30 AM or 5-6 PM) — midday light kills photos
- Turn ALL the lights on even during the day
- Made beds, clean counters, no personal items
- First photo is the cover — facade with sky, not the kitchen

6. Publish
Review and publish. Your property appears immediately on the map and in search results.
QR Codes: Your Secret Weapon
Every property on Tualero gets its own unique QR code. This is something no other platform in Latin America offers:
- "For Sale" signs: Print the QR and stick it on the sign. Anyone who scans it sees the full listing instantly.
- Business cards: Add your top listings' QR codes to your card.
- Social media: Share the QR in Instagram stories, WhatsApp groups, or Facebook.
- Open houses: Print QR codes so visitors can save the property to their favorites.
Find the QR on each listing page, ready to download and share.
Managing leads effectively
Your realtor dashboard shows inquiries received, buyer intent scores, and listing statistics. Respond quickly (within 1 hour), use WhatsApp, be transparent, and schedule visits promptly.
When you sell: Mark as sold
When you close a sale:
- Open the listing in your dashboard, click the status dropdown
- Select "Sold"
- An optional modal asks for the final sale price (USD) — sharing it helps us position the zone
- Confirm — the listing moves to the "Sold" tab
What happens to sold listings:
- Visible in your "Sold" tab only (not on home, not public)
- Photos auto-purge after 30 days to save storage
- Listing data stays forever: listed price, sold price, location, date. Your closed-deals portfolio.
